Minutes of Meeting
May 12, 2016
Board Meeting

The regular monthly business meeting of the Fairwood West Homeowners’ Association Board of Trustees was called to order at 7:03 pm on Thursday May 12th, 2016.  Trustees in attendance were Chris Hurless, Paul Buelow, Raymond Byrd, Richard Snyder, Christine Sylvia, Eileen Richards, and Brandy Bradford.    Also in attendance was Barb Simeona - Association Bookkeeper and three homeowners.

~ MONTHLY REMINDERS~

Any changes to the outside of your home must have
an approved architectural control form on file
prior to work being done on the home.

Renton Fire Department – No one present to report.

Molasses Creek/Park Pipeline – Nothing new to report.

Homeowner Appeals – One homeowner was present to discuss the progress on his front porch and to ask how the lien release process works.  It was explained to him and noted that his front porch looks great!

Two homeowners were present to discuss a dog daycare in the neighborhood.  They explained the history behind the home and which agencies have been contacted.  Chris noted that there are a few CC&R articles that could support the case of an HOA violation but the HOA will need hard evidence to write up the owner.

There was discussion regarding an abandoned home and the mowing of the lawn.

Ray will email Wayne to see if he is planning on doing CC&R clean-up yard work for the Association this year.

Community Events – Richard acknowledged that the flyers were handed out regarding “Dumpster Days”. 
There was a motion made, seconded and approved to allocate $100 for a graphic designer for this event.
Eileen noted that she has a list for the traffic control people.  The shifts and number of volunteers needed were discussed. 

Pride In Ownership – Chris gave one nomination to Eileen.

Minutes of the Previous Meeting – A motion was made seconded and approved to accept the April meeting minutes as presented.

Financial Report – The monthly financial report was accepted as presented. 

One homeowner who is past due had sent in a letter requesting to make payments.  The Board will review.

Treasurer’s Report – Ray reported that the tax return was filed timely.

Architectural Control Report – Nothing new to present.  It was noted that the very large home being built is moving along slowly.

Common Properties Report – There was discussion regarding the possibility of getting the lower part of the park back.

Covenant Enforcement – All homes in violation were reviewed. 
Chris noted he would like to have a special CC&R process meeting in June.  Paul, Chris and Brandy will meet and review the violation form.  They will bring to the next meeting.

There was discussion regarding an owner request to be able to have chickens.

Unfinished Business – See the outstanding action items below.

New Business

The meeting adjourned at 9:05 pm.

The next two meetings of the Fairwood West Homeowners’ Association will be the held on Thursday June 9th and Thursday July 14h both at 7 pm.  These meetings are in the portable building at the Nativity Lutheran Church, 17707 140th SE. 

All residents are welcome to attend.
